As a luxury real estate specialist working closely with high‑net‑worth buyers and sellers, I spend a lot of time analyzing market data, but more importantly, translating what it actually means for the people I advise.
One word clearly defines the luxury real estate market in November 2025: BALANCE.
After several years of dramatic shifts, from frenzied demand to cautious pullbacks, the luxury market has settled into a healthier, more predictable rhythm. And for both buyers and sellers, this is a very good thing.
A More Balanced Luxury Market
Not a Slowing One
November showed a natural seasonal slowdown from October, which is typical this time of year. Inventory, new listings, and closed sales dipped slightly compared to November 2024 but when we zoom out, the bigger picture tells a story of stability, not decline. Especially in the Westchester county and Fairfield county area.
Year‑to‑date data shows:
- Luxury single‑family home sales are up approximately 5.7% compared to last year
- Attached luxury properties (condos and townhomes) are slightly behind 2024, but still outperforming 2023
- Overall demand remains strong, just more measured and intentional
What I’m seeing on the ground mirrors this data: buyers are active, but thoughtful and sellers who price and prepare strategically are still achieving excellent results.
